Anthem Development’s bold project to bring Lofts iThirty at DART’s Lake Ray Hubbard station
Garland, Texas – In a transformative gambit that defies economic fluctuations and heightens urban renaissance, Dallas-based Anthem Development has inaugurated the preliminary phase of a sprawling, transit-oriented overhaul at Dallas Area Rapid Transit’s (DART) Lake Ray Hubbard station, situated in Garland, Texas.
Chief among the components of this nascent initiative is Lofts iThirty, a prodigious 340-unit residential complex strategically positioned in the immediate vicinity of the transit station.
Originally earmarked for a Sam’s Club outlet by the retail behemoth Wal-Mart—whose operations are already extant in an adjacent location—the parcel of land was ultimately procured by Anthem Development.
“We were able to close on this project during a period of volatility in the economy and capital markets where other groups are having difficulty getting their projects financed, especially development deals,” said Will McNutt, president of Anthem, in a press release shared with Multifamily Dive.
American Planners Association awarded the project with Urban Design Gold award
Exemplifying an apogee in urban planning and architectural finesse, the blueprint for the site was conferred with the Urban Design Gold award by the American Planners Association. This prestigious award, as delineated on the Association’s digital platform, is a tribute to designs that substantially contribute to the gestalt of a community, creating an indelible “sense of place.”
Upon culmination, the ambitious project envisages not merely the rejuvenation of the Lake Ray Hubbard station, but also the subsequent marketing and renovation of two contiguous parcels designated for retail and hospitality endeavors.
The residential complex, Lofts iThirty, is slated to manifest as a quintet of four-story structures, replete with an eclectic medley of amenities. Prospective residents can anticipate dual aquatic installations, a specialized pet-care facility, a recreational park, a gaming alcove, a coffee bar equipped for connoisseurs, an elevated remote-work lounge with panoramic vistas, outdoor culinary areas, elevators for effortless vertical navigation, and a pair of state-of-the-art fitness centers that cumulatively span more than 3,500 square feet.

Geographically, the Lofts iThirty enjoys an enviable placement. It is proximate to the scenic Duck Creek Trail and offers expeditious access to the Interstate 30, situating residents within a mere 15-minute commute to the heart of downtown Dallas. The inaugural residential tranche of this groundbreaking venture is earmarked for completion and public unveiling in the fourth fiscal quarter of 2024.
